If the "tenant" was scammed by a third party he needs to just be evicted (prosecuted if he does anything to damage the property). If he is the one who just moved in without being scammed himself he needs to go to prison. Unfortunately most states have a minimum of a 30 day notice to evict someone... and of course most squatters will appeal it so the earliest you can get a tenant or squatter out of your home (legally) is 6 months. If they delay it and are shown to be the ones committing the fraud, add a month of prison time for every day they stay.

Trespassing and home invasion are criminal matters. So is vandalism if they trash the place. Prison time, and lots of it is the cure for what ill them! It doesn't work that way with squatters in most cases. All they have to do is have the address they're squatting in on their driver's license or ID and that starts the civil eviction case. Talk to a landlord who's had multiple rental properties. They'll tell you some real horror stories of having to evict tenants through the court system.

My grandparents were too embarrassed to tell the rest of the family..........but they had privately sold their home to some members of their church. IIRC, it may have even been a 'rent to own' situation. Not totally sure.
Within a year or so, the guy's wife left him. So he decided to just stop paying. I believe he used the risk of foreclosure to get them to pay for his move and possibly even a cash deposit on his next place.......and they ended up having to either pay a bunch of Late Fees/Penalties or simply buy their own house back from foreclosure.
We all wondered why they'd kept it so secret? A couple of phone calls and that guy would have woke up in a UHaul truck a few miles out of town with all his crap tossed in the back.

The first question that comes to mind is if he broke into the house while vacant and is squatting, then he is trespassing, which is a crime, so why wasn't he arrested? He presumably has a key because he is moving stuff into the house, thus coming and going as he pleases. How did he get that?
If the cops are saying it is a civil matter, then he must have showed some documents that looked legit to the cops. Maybe the realtor that is handling her sale scammed her in some way?

Yes, it shouldn't be allowed. Both DeKalb County police and an official private process server served Simon with eviction papers.
He now has seven days to respond and can request a trial before a judge, meaning the process could take several weeks or months. Nothing to be outraged about. If he paid $19,000 he needs to get his money back. Right now, it looks like he’s a tenant with certain rights. You will buy any lie a minority tells you.

That should be easily verifiable. And will be in court of law. If he doesn’t have proof, he’ll be evicted. It could be she’s the one pulling a scam. While that will cost the home owner lots of money in legal bills and he will likely trash the place on the way out.
